Getting the value of your property is not always easy, especially when there are so many different types of valuation that you can get done on your property.

In actual fact there is only one true way to find out what your house is worth and that is with a RICS survey. RICS (or Royal Institute of Surveyors) are an independent body that value property to its correct market value.

It is common for most individuals to believe that an estate agent has the ability to value your property, when in actual fact a lot of the time they are working on a pure estimate based on resale history in your area, and their own local area knowledge.

RICS however are completely different, and are backed by the government to give official valuations for mortgage purposes. Estate agents will value your property to get you to sign up with them, so for example if ‘estate agent a’ values your home at £90,000, and tells you that is what you will achieve on the open market; and ‘estate agent b’ values your home at £190,000, in all likelihood you will opt to go with the second estate agency firm purely based on their valuation.

However, what is likely to happen in the above situation is your property won’t sell, and you will end up going back to the estate agent to find out why. As they haven’t valued your home correctly in the first place, they will ask you to further reduce your asking price. In this scenario you will be inclined to stick with them, either because you are tied into a contract with them, or because you don’t want to change this far down the line.
